What's included 

  • Plans printed on either 18”x 24” or 24”x 36” paper

  • A cover sheet with the front elevation of the home (generally an artistic illustration)

  • A main level floor plan with all the details needed for general construction along with window and door schedules usually printed in a ¼”= 1’ scale

  • A second level floor plan with details along with a detail of the roof construction where it meets the ceiling, soffit, and fascia, as well as, a roof overview showing all the hip, valley, and ridge locations

  • Technical views of the front of the house, the back, and both sides with details

  • Technical elevations of the kitchen and bathroom cabinets

  • 3D renderings and cross sections of certain rooms in the home

  • Foundation plan

What's included 

If you are working with a professional builder you may not need as extensive a set of plans, significantly reducing the cost.

We can produce plans with as much or little detail as you require

Examples

  • Cabinet detail pages: Generally, builders custom design the cabinet features with their customers and cabinet contractor as the home is being built. That way they only need a basic layout on the floor plans for pre-construction purposes and don't need the detailed cabinet pages.

  • Printed plans: A builder usually wants to email plans to their subcontractors for bidding so that the subcontractor can print their own basic plan to make notes or give to their onsite crew leaders. We usually just provide a PDF plan that is easily printed on a standard piece of 8.5 x 11 paper which is not scalable.

Stock floor plans

A full detailed set ranges from $800 - $1,000 depending on the particular plan and includes 3 full size copies. Extra copies are billed per page. Also, a PDF file is emailed so you can have additional copies printed at your local office supply store or print a non-scale copy on a standard home printer.

Custom builder set of plans

Prices range from $800 - $1,500 depending on the size of the project and the amount of renditions necessary to complete the project. We will give an estimate of your particular project before work begins. Generally we take a deposit of half the estimated fee.

Custom full detail floor plans

 

Prices range from $2,500 - $4,000 depending on the size of the project and the amount of renditions necessary to complete the project. We will give an estimate of your particular project before work begins. Generally we take a deposit of half the estimated fee.
